Start with the planning status

Is Strokestown about to gain more homes—and what can a buyer or seller safely conclude from a planning notice? A Church Street application received on 28 September 2026 brings that question into focus. It proposes 14 homes, but the live council record checked on 3 November still shows a new application, with no decision displayed. Proposed supply and approved supply are different things (Roscommon County Council, n.d., ref. 2660514).

There is another moving part. A consultation on proposed changes to the county development plan closed on 19 October. Some changes concern Strokestown. A useful account needs to keep those proposals separate from the adopted plan and from permissions for individual sites.

What is proposed on Church Street?

The application describes eight one-bedroom own-door maisonettes in two two-storey blocks and six two-bedroom terraced houses, together with demolition, access, parking, open space and associated works. That gives 14 residential units. A summary field records six, illustrating why the full description must be read rather than relying on a map label or headline number (Roscommon County Council, n.d., ref. 2660514).

If delivered, the proposed mix would add smaller homes in this part of the town. That is an inference from the bedroom mix, not evidence of their eventual price, tenure, availability or suitability for a particular household. None of those outcomes should be assumed from the application alone.

Which other schemes deserve attention?

Lisnaree, at Lisroyne, has an original permission for eight houses under reference 2460235. The official record shows a conditional decision on 21 November 2024 and a grant on 2 January 2025. There are subsequent alteration applications, including a file with an appeal outcome, so the original eight-unit description cannot serve as a complete account of the final scheme without reading those documents together (Roscommon County Council, n.d., refs 2460235, 2560047 and 2560598).

A larger Lisroyne application, 2560099, proposed 43 dwellings and a separate respite centre. The council record marks it deemed withdrawn on 3 November 2025. Circular Road application 2460353, for eight houses, is also recorded as withdrawn. Neither belongs in a list presented as approved forthcoming homes (Roscommon County Council, n.d., refs 2560099 and 2460353).

At The Maples, successive applications replace parts of earlier layouts. Adding every application’s unit count would count replacements as extra supply. The application register below keeps that history together; it does not claim a final overall unit total (Roscommon County Council, n.d., refs 22274, 2360178 and 2460412).

Selected housing application histories

A dated selection of applications involving six homes or more. These rows are not a total of homes coming to market. Related amendments must be read together.

The initial search used Strokestown address labels and is not an exhaustive settlement-boundary survey. Construction, completion and current sales availability have not been established.

What do the settlement maps tell us?

The adopted 2022–2028 county plan includes a Strokestown settlement plan and land-use zoning map. It also contains separate architectural conservation and flood-risk mapping. These layers answer different questions: a residential colour on one map does not remove the need to examine the others or the objectives attached to them (Roscommon County Council, 2022).

The September 2026 proposed material alterations include changes at Farnbeg, a proposed residential opportunity designation beside the Primary Care Centre, and removal of that specific designation from Canon’s Field while retaining its Town Core zoning. Removing the opportunity-site label is therefore not the same as removing all development potential (Roscommon County Council, 2026a).

The latest official consultation stage verified for this article ran from 18 September to 19 October 2026. No subsequent adoption record was located in this check. The proposed map is consequently labelled as proposed here; consult the council’s latest adopted documents before relying on zoning in a transaction (Roscommon County Council, 2026b).

What should a buyer or seller do with this?

Start with the exact property, rather than a general impression of the town. Ask for its location on the settlement maps and any relevant application numbers. Read the decision and grant documents, conditions, approved drawings and later amendments together. The local-government guidance itself distinguishes a decision from the later grant and appeal process (Local Government Ireland, n.d.).

For a neighbouring proposal, useful questions concern the actual layout: where access is shown, how buildings face adjoining properties, the proposed height and the location of shared space. For a development site, ask your professional advisers to check the practical position on access, services and the conditions attached to any permission. An attractive illustration is not a substitute for those checks.

Public-realm investment is relevant too. The council announced a contract for the Strokestown scheme on 16 September 2025. That establishes the announcement, not the state of the works today; a dated site visit is needed before describing completion or present disruption (Roscommon County Council, 2025).

Will these changes affect property values?

They may affect how buyers assess particular properties, but this evidence does not establish a town-wide price change. A proposal, permission, building site and completed home are separate stages. Timing, delivery and the relationship to the property being valued all matter.

For sellers, the sensible approach is to explain verified potential clearly and price from relevant evidence. For buyers, it is to investigate a proposed change without treating it as inevitable. This register is a dated selection of substantial applications, not a guarantee that every nearby proposal has been captured.

Read the official maps and records

Use the council’s maps with their legends, dates and written policies. The adopted baseline and proposed alterations are different documents.
