Who to contact
This is Emmett Corcoran’s professional website. Property services are provided through Shannonside Property (Auctioneering) Limited, trading as Cox & Walsh, CRO 716523, The Property Exchange, Dromod, Carrick-on-Shannon, Co. Leitrim. Privacy questions can be sent to office@coxandwalsh.ie or raised by calling 071 96 58600.
The final notice will identify the controller or controllers responsible for the website and agency records once those roles have been confirmed.
What you choose to send
You can submit an enquiry with an email address or phone number. Your name, property location, Eircode, folio, timing, message and property photos are optional. We also record the type of enquiry, the page it came from, the time of submission and an enquiry reference.
Please send property photos only. Do not upload identity documents, confidential legal papers or images identifying other people. Photos can contain location or device metadata; this website does not currently strip that metadata. Share sensitive documents later through an agreed channel.
Why the information is used
The information helps Emmett respond, understand the property question and follow up an instruction if agreed. Sending an enquiry does not subscribe you to marketing. This website does not use automated decisions to assess your property or eligibility for a service.
For the final notice, the proposed lawful bases are steps at your request before a contract, where applicable, and legitimate interests in responding to other enquiries and protecting the service. These must be confirmed against the actual business arrangements. A separate agency instruction may require additional information, notices and legally required records.
Storage and access
Submitted enquiries are stored in the website database. Optional photos are stored separately and served only after the site owner’s identity has been checked. The owner inbox is restricted to the configured owner account. The website does not currently send email notifications of new enquiries.
The site runs through ChatGPT Sites using Cloudflare hosting and storage. The applicable provider agreements, processing locations, subprocessors and safeguards for any international transfers remain subject to confirmation. This notice makes no claim that all data stays in Ireland or the EU.
The form checks input and file types, limits upload sizes and restricts repeated submissions. A salted hash derived from an IP address is used for short-lived rate limiting. Hosting providers may also process technical access logs under their own service arrangements. ChatGPT Sites records site traffic metrics separately from the website code.
How long information is kept
A written retention schedule still needs to be agreed, covering unanswered and concluded enquiries, photos, agency records, backups and any legal hold. Website records can be reviewed and deleted by the owner; they are not automatically removed merely because an enquiry is marked closed. No fixed retention period is being presented as an established agency policy.
Cookies and browser storage
You can accept or reject optional storage in the cookie notice, or change your choice at any time using . Optional draft storage is off until you accept it. Rejecting does not prevent you from using the enquiry form or WhatsApp links.
Without optional storage, answers and messages remain in the current page while you use it, including when you switch enquiry type. They are not restored after navigating away or reloading. Selected photos are kept only in the open form’s memory and must be reselected after a reload. They are uploaded only when you submit the enquiry.
The website code does not add advertising pixels, analytics cookies or social-media embeds. ChatGPT Sites separately records traffic metrics, and hosting services may process security and access records. The cookie controls on this website do not disable those provider-side activities. They govern the optional browser storage described above; they do not amount to consent to undisclosed future tracking.
The public website can be visited without signing in. Access to the owner inbox and editor requires sign-in through ChatGPT, whose authentication service may use its own necessary cookies. The website’s draft-storage choice does not sign you out or change the provider’s cookies. External services, including WhatsApp and Google Maps, apply their own notices once you choose to visit them.
If the browser blocks storage, your choice may apply only to the current page and drafts may not be restored. Choices apply separately to each website address; you may be asked again if you switch between the Sites address and the custom domain.
Links to other services
Facebook, X, WhatsApp, Google Maps and publisher links open separate services. The coverage map itself is hosted locally and does not ask for your location. Continuing to WhatsApp opens an editable message containing the page link. It does not send the message automatically and does not copy your enquiry form contact details or photos. Those services apply their own privacy terms once you visit them.
Your rights and questions
Depending on the circumstances and applicable exceptions, data protection rights include access, correction, erasure, restriction, objection and portability. Contact the office to make a request; enough information may be needed to verify your identity securely. You can also raise a concern with Ireland’s Data Protection Commission.
Notice last reviewed: 1 November 2026. The outstanding business arrangements above still need to be confirmed.
