Authorship and review
The library is prepared for Emmett Corcoran, Senior Partner, Sales and Valuations at Cox & Walsh. Articles display their editorial status and source-check date. An editorial approval records that the piece has passed its factual review; it does not represent a completed client instruction or independent legal certification. Service guides and other material awaiting review are labelled separately.
Original explanation and primary sources
Irish official sources are used for procedural and regulatory matters where available. Harvard-style references identify the evidence behind factual claims. Reporting is attributed, analysis is distinguished from fact, and national or county statistics are not presented as proof of a town’s market or an individual property’s value.
AI tools assist with research and drafting; factual claims are checked against the sources cited.
Further-reading books are listed separately. A recommendation or publisher-preview link is not a claim that the complete text has been consulted.
Dates mean what they say
A source-check date records the checking undertaken for that piece. It is not a promise that the law or procedure will remain unchanged. A substantive revision should identify what changed; dates should not be advanced merely to make a page appear newer. Proposed changes are distinguished from rules already in force.
Professional boundaries
General guidance cannot establish a particular property’s title, planning position, tax treatment or condition. The intended use, interest, date, competence requirements and recipients must be agreed before a valuation is accepted. Court instructions require the applicable rules and directions to be confirmed by the solicitor.
Examples and imagery
Imagined scenarios and calculations are labelled as illustrations. Illustrative property imagery is described in context and labelled “For illustrative purposes only”. It does not represent current listings, completed client work or approved developments. Genuine case studies require verified facts and permission for the details used.
Corrections and enquiries
If a statement appears unclear or a source has changed, send the page address and the point you would like checked through the contact form. A correction should improve the explanation and its source record.
