Start with the place
A riverside setting is only half the decision. Before choosing Tarmonbarry, work out how the school run, shopping and the journey to work would fit together. For someone who wants a smaller village base, its Shannon setting, bridge and navigation heritage give it a distinct appeal, with Longford and Strokestown forming part of the wider local picture. The useful question is whether that setting and those everyday journeys suit your household.
Place, proximity and the adopted plan
Roscommon’s 2022–2028 County Development Plan places Termonbarry approximately 13 km east of Strokestown and 10 km west of Longford town. These are the plan’s approximate distances, not live journey times. The bridge crosses the county boundary, so an address in the wider locality needs to be matched to its actual planning authority (Roscommon County Council, 2022a).
The adopted village plan and Map 27 appear on printed pages 158–159 of Volume II, or PDF pages 166–167. They identify the village boundary, local development objectives and areas requiring particular attention to flood risk. Public water and municipal wastewater infrastructure are described in the plan; that does not establish available capacity or a connection entitlement for an individual site. The plan took effect on 19 April 2022 (Roscommon County Council, 2022b). Proposed amendments should not be presented as adopted policy: check the current plan and any formally adopted variations when assessing a specific proposal.
A substantial proposal at Ballytoohey
One relevant live file is application 2660176, received on 17 April 2026. Its description proposes a mixed development at Ballytoohey: retail uses and four apartments in one area, a restaurant and takeaway component in another, and nine residential units in a third. That describes 13 residential units overall (Roscommon County Council, 2026a).
On 3 November 2026, the official file showed further information, requested on 11 June, with no decision or grant date displayed. This is proposed development, not permitted or completed housing supply. An earlier similar file, 2660159, was withdrawn on 17 April; it should not be counted as a second scheme (Roscommon County Council, 2026b). The search was not an exhaustive boundary audit, so these records do not establish that there are no other relevant proposals.
A park concept is not a completed amenity
The council’s non-statutory consultation on a Termonbarry Riverside Park feasibility study ran from 29 June to 14 July 2026. It is a useful indication of work being explored locally, but the consultation itself establishes neither planning approval nor a funded construction programme (Roscommon County Council, 2026c). Buyers should distinguish facilities they can use today from improvements that may follow.
Use evidence that fits the property
The Property Price Register records sale dates, addresses and prices. It is not a price index and does not provide the floor areas or room counts needed to compare homes properly. Some entries are marked as not representing full market price; new-property entries have a VAT qualification (PSRA, n.d.). No village-wide average is asserted here. A matching place-name alone is insufficient to establish a comparable sale.
For a buying or selling decision, assemble the property’s planning history, title information, condition evidence and genuinely comparable transactions. For a riverside property, commission an appropriate site-specific assessment rather than inferring safety from a nearby weir or navigation control (Waterways Ireland, n.d.). Ask separately about available service connections, the practical school journey and transport at the times you need it. Those checks turn a general location guide into useful information about the particular property.
